I'm not a big fan of Crace either. The new suburbs have pokey blocks and overpriced properties.
I've had one client who I think has done reasonably well with a land and construction deal - they bought the land and appointed their own builder.
But apart from that, I don't see much value in buying there. You could spend the same money in a more established suburb closer to the CBD. The house will be older - but the block will be larger and the scope for capital growth will be higher.
