Anchorage Thread Closed?

Dear Ausprop,

1. I fully agree with you.

2. Though Shoalwater presently has a higher median house price than Rockingham based on REIWA statistics, the Shoalwater part of the Anchorage Estate does not appear as "well developed" as the Rockingham part of the Anchorage Estate.

3. This is especially so when a number of the lakefront vacant lots have still not been officially built up at this point in time whereas for the most part the Rockingham part of the Anchorage Estate, it has now been fully developed into a "matured" estate.

4. It has been suggested that one of the main reasons why this has been so, is due to the fact that the vacant land lots at the Shoalwater part of the Anchorage Estate were previously sold at a much higher price by Australand than those in the Rockingham part of the Anchorage Estate.

5. From the current building programme happening in the Shoalwater part of the Anchorage Estate, it is further "suspected" that perhaps a number of the vacant land lots were actually bought up by the building companies like Ventura Homes, Lifestyles Homes and Port Bouvard Homes etc, -- hoarded up to be developed into their respective "land and house" sale packages to be marketed off the plan ;- rather than purchased by the individual end "owner-occupier" buyers.

6. There also appears to be more "flippings" of vacant land lots at the Shoalwater part of the Anchorage Estate, given the recent land sale advertisements as well as the fact that it is no longer "profitable" to continue to build a house onto the vacant land for sale, at this stage of the property cycle and under current slow moving market conditions.

7. Consequently, unless the various building companies who have "speculated" in the land purchases and have the neccessary financial holding power to hold onto their lands indefinitely, some of them may be tempted to build smaller houses on the vacant lands so as to remain "price-competitive" in the prevailing weak market so as to be able to quickly dispose off their "house and land" packages in the immediate near future.

8. Whichever way, this will adversely affect the proper development on the Shoalwater part of the Anchorage Estate evenutally. This is especially so when there are many existing old houses, being located in the immediate surrounding neighbourhood at this (Shoalwater) part of the Anchorage Estate.

Dear All,

1. According to the Annual Property Report published together with Sunday Times Newspapers yesterday, it was reported that the median house price for Rockingham and Shoalwater suburbs has further grown to $419,000 and A$475,000 as at 30th June 2007.

2. Both the Rockingham and Shoalwater suburbs have achieved an annual capital growth rate of 27%p.a and 18.8%pa. respectively over the last 12 months from June 2006 to June 2007 period.

3. The average annual capital growth rate over the last 5 years for the median house price in the Rockingham and Shoalwater suburbs are reported to be around 24.7%p.a and 19.5%pa.

4. With annual growth rate still growing at double digits figures, there seems to be more growth potential for properties in the Anchorage Estate and in these 2 suburbs in the coming years. This is despite the present slow market sale conditions and the suburb median house price reaching their respective housing affordability limits.

Dear All,

1. The newly completed double-storey house at 43, Lyttleton Street, Rockingham, in the Anchorage Estate was reportedly sold for A$860,000 last month by Raine-Horne Rockingham.

2. It has surpassed the last known A$815,000 sale price achieved by the double-storey house at 14, Fisher Street, Rockingham, with the same Anchorage Estate in November 2006. This house was also last sold by Raine-Horne Rockingham

3. Consequently, this is reportedly the most expensive single residential property to be sold within the Anchorage Estate, to date.

1. According to the Realestate.com, Port Bouvard Homes is presently advertising to sell one of its (Stage 2) lakefront townhouse under construction for A$585,000 at Lot 2032, Waterfront Parkway, Shoalwater, WA 6169. Its present building progress is about to reach the Roofcover Stage, at this point in time.

2. The asking prices for the other remaining (Stage I) 2 lakefront townhouses on sale in the Anchorage Estate has remained the same, as follows:

a. 46 Waterfont Parkway - A$555,000
b. 54, Waterfront Parkway -A$569,950

3. However, the asking price for another Stage 1 townhouse, (which is facing the parkland) at 25, Atrion Lane. Shoalwater, has been greatly reduced to A$495,000 recently. At this asking price, its present owner is expected to suffer heavy losses for this townhouse investment as it was reportedly last sold, off-the-plan for A$515,000 by Australand.

1. The Rockingham City Shopping Centre is further investing some A$150 million to further expand and renovate itself, to include a new air-conditioned Food Court wing, 8 theatres?/screens multi-cinemas and new aspirational lifestyles boutique shopping wing etc.

2. The present Bus Terminal adjacent to the Rockingham City Shopping Centre has also been recently relocated to be co-located together with the new Rockingham Train Station at the junction of Patterson Road/Ennis Avenue. The new Perth-Rockingham-Mandurah Southern Railway line train services is also expected to commence its operations on this coming 23rd December 2007.

3. New house constructions for the Double-storey houses are also fast appearing at the nearby Rockingham Urban Village, which is located outside the Anchorage Estate neighbourgood, along the Patterson Road-Flinders Avenue/Wanliss Stree area. It is now in its Stage 3 Land Release Phase.

4. A new multi-million dollar 8-storey beachside luxury apartment blocks Project, along the Esplanade/Fisher Street area, facing the Mangles Bay, has alos been recently launched.

5. All these new developments will augur well to positively support the existing housing price for the new houses in the Anchorage Estate in the near future.

a. a new lakefront 4 x 2 bedroom house at 8 Olympic Place, Rockingham, WA 6168 was reportedly sold for $465,000-$540,000? on 6th Sep 2007 by Niche Real Estate.

b. a new 4 x2 bedroom house at Lot 2068, Zaraffa Avenue, Shoalwater, WA6169, reportedly sold for A$420,000 on 14th Sep 2007 by 21st Cebtury Coast Realty-Mandurah.

c. a new 4x2 bedrooms house at 4 Yellowtail, shoalwater, WA 6169 was reportedly sold for A$435,000-$505,000 on 19th Sep 2007 by Ray White-Rockingham.

d. a new 4x2 bedroom house at 4 Atara Approach, Rockingham, WA 6168 was reportedly sold for $445,000-$515,000 on 29th Sep 2007 by Ray White-Rockingham.

e. a new double-storey house at 25, Oceanrunner Bvld, Shoalwater, WA 6169 reportedly sold for $460,000 - $530,000 on 30th Sep 2007.

2. For members who have actual sale data for each of these reported houses sold, kindly re-confirm their details where neccessary, in particular the actual sale price achieved for each of these 5 houses sold.

3. Consequently, the number of properties sold in the Anchorage Estate for the month of Sep 2007, was higher than the average 2-3 house sales per month norm. Thus, the housing market for the Anchorage Estate is still much alive as can be seen from these recent house sales.

That is correct Judge. Shoalwater is a small area but the Anchorage empasses both Rockingham and Shoalwater. It's hard to say whether renters would pay more just to be in Shoalwater vs Rockingham.

These are of particular interest. Recent, in the anchorage and mostly in shoalwater. I know 4 yellowtail and 5 zaraffa well. $420k for the merrimac one looks particularly low.

1. Thanks a lot for sharing the sale data with us here.

2. It seems that house sales for the Anchorage Estate has remained strong throughout 2007, so far;- though there have also been an increase in its sale listings and that many houses are taking a longer time to sell recently, as compared to 2006.

3. The other trend that I am observing from the data provided is that the actual sale prices achieved for many of these house sales, were actually well below their asking prices.

4. Consequently, many house owners are begining to lower the asking prices when listing their houses for sale, to a more realistic level. This is as per the recent reports by many local RE Agencies.

Based on your own present observation concerning the recent house sale pattern/trend in the Anchorage Estate, what/how do you reckon that this particular market is likely to further evolve itself, in the immediate near future, based on its past market trends and the Perth Property Cycle which you have observed in the past?

personally i think it has bottomed... underlying demand can only keep their wallets closed for so long. just my opinion. Also talking to many real estate agents on a colleague level, they are reporting a noticable pick up in sales of late
