Anyone attending the Dymphna Boholt talk fest Feb 6 in Sydney?

Don't buy near universities, simply cos it's common knowledge that uni students in various US states count on about 7 months free rent, shame if you are the landlord.
What's your source or basis for this "common knowledge"? :confused: It's not something I've ever heard mentioned, either from the people I know who invest in the USA, or from the US property investing forums that I participate in. The laws are so landlord-friendly in most parts of the USA that there's no way somebody could get away with not paying the rent for so long (unless their landlord was completely neglecting their investment). It's much easier and quicker to evict there than here.
Texas (Dallas, San Antonio, Houston), Georgia (Atlanta), and South Carolina, are still benefiting from population and manufacturing drift from the snow belt.
Your friend is obviously wise, and reinforces my assessment. :D (Of course, those two observations are unrelated. ;))
 
I'll be there for the Sydney seminar too. Got no idea about US market or how things are there. Any homework anybody can suggest I should do before the seminar? Thanks.

Any idea where you intend to have breakfast?....looks like there will be a couple of us there - you, handyandy, Roopam, Player, myself....

I'm just waiting to hear what the start and finish times are each day (anybody know?), then I'll organise a Saturday breakfast - for Somersofters going to the seminar who want to meet up - and a Saturday night dinner, for more leisurely "get to know you" time, and which would also be open to Sydney SSers who aren't going to the seminar.

Let me know if you know the start/finish times, or if you have venue suggestions, otherwise I'll continue my research...

Anyway, whether I'm there or not, I did some research and I propose a breakfast at Cafe Morso at 8am. I'd suggest earlier - to give us more time - but it doesn't open until 8am. So let's say "a very prompt 8am", ie try and be there by 7:45am if you're like me and always "just in time". ;)

It's just around the corner - about 300m - from Star City at Jones Bay Wharf, and got on the list of 10 best Sydney breakfasts. (Though it still doesn't look too expensive; menus and prices here.)

An hour ago I'd decided I was going to pull out... but I just had the brainwave that perhaps I could come down tomorrow night, do breakfast with SSers, Saturday seminar, Saturday night with SSers, and fly out Sunday morning...

I suggest we do dinner straight after the seminar Saturday night - say 7pm for those who might want to meet up but aren't going to the seminar - but haven't identified a venue yet. Any suggestions?

HG....this seminar is for USA property...on the 6th. There was one for 3rd Feb. but is separate to this.

Spoke to someone at Star city who indicate that something avail from 6 Am abel to get basic food and more importantly a coffee. Can start at any time so 7 or 7.30 start is possible.

Also there is a Lobby Lounge Caffee with much the same deal - most probable to help the hardened gambler revive ready for more gambling.

There is Francois Pastries with a 6 Am start

Jean Marcs Patisseria and judging by maps pics seating to accommodate us.

Mr Espresso name would indicate a brekky possibility unable to find any further info at this stage but will call them in the morning.

OP, he also thinks it is a bad idea to be an absentee landlord :p
He's had a few bad experiences with US PMs, so only buys and self manages in Vegas. He reduces his risk by renting mostly to retirees.

And he also thought it was a good idea to be investing in Australian property, which he had heard from some source he couldn't remember.
.....I reminded him we were being told the US was a better place for Aussies to invest.

And that got me to thinking, is Dymphna trying to double her revenue stream with this US focus, educating Aussies how to buy American property, and Americans how to buy Aussie. :confused::D

Would be an efficient little business model, and one historically utilized by employment agencies with a presence in two countries.

Thanks, handyandy, I totally agree that an earlier start would be preferable; I just hadn't been able to find anywhere open earlier, though I did think there must be some. I'm happy with 7am start, or earlier. :)

I'm a morning person; look forward to catching up with some old friends and making some new ones tomorrow morning.

I think we're waiting on handyandy to confirm place and time, but yes, we're definitely on for brekky tomorrow, no later than 7am, somewhere in Pyrmont. ;)

7AM??? :eek: I'll have to get up two hours earlier than I normally do. But will be well worth it I think. :)

Spent couple of hours today scouting around.

Trophies foodcourt is out as not open after all - now closes for 3 hours between 6AM and 9 AM:mad:. Thought we could then at least use the facility and just get coffee's from the bar area but its inside the Casino and as such you can't take bags (apart from hand bags). As most people will have back packs our carryalls of a sort we better count this out.

Outside the Casino the places are relatively small and 'character filled' with the overrider of not starting till 8AM or later unless we start wandering further afield.

The alternative I can suggest is that we skip the idea of a sit down breakfast and meet up in the LobbyLounge cafe for coffee.

They don't actually serve food until after 9AM but we can order coffees and they have very comfortable lounges to sit on. (snooze!!!!:D so early)

The bag restriction doesn't apply as outside of the casino proper. More so the Grand Ballroom, our venue is just an elevator ride away from here.

So if everybody is happy to meet for coffee (with maybe some croisants ) then this would be the place at 7:30 ish. Gives us 1 hour prior to registration.

Re parking its $17 per 6 hours so if you are there for 10 hours then thats going to be $34.
