Anyone looking for reno/development potential in Hurlestone park?

Looks like a tasty offering. Way out of my range too.

I'm very interested in watching what happens in Hurlstone Park (and also Canterbury) in the next few years. I expect the gentrification of Marrickville/Dulwich Hill to bleed into the area.
 
Its motivating seeing properties like this though. Kills me not being able to do anything for that one, but I'll get there
 
The price range won't be ridiculous as the block slopes away from the street and abuts the rail corridor.

The trick will be to subdivide the block and to enter a licence for 'beautification of the rail corridor' with Railcorp for the land behind the property, plant it out and sell the rear block with a great garden area. See the attached.
