Basic questions regarding commercial property

I am totally new to commercial properties. Can anyone share some of your expertise in commercial property?

Things I want to know around:

1. Do you pay different stamp duty, land tax etc for commercial
property comparing with residential property?

2. In terms of CGT, does the index method or the 50% discount method
apply to commercial property?

3. Who pays all the bills when leasing a commercial property?

4. In terms of depreciation, any difference between commercial and
residential property?
