Best Resources when Researching?

Quick question I'm sure many of you could answer:

What websites are best for identifying accurate median house/unit prices - both at current and in long term (5/10/30 year) graphs?

I've looked at sqmresearch (very basic demographic data, days on market, vacancy rates etc), as well as the suburb profiles on Domain, RE.com.au and Realestateview.

Would be happy to hear any other suggestions on good resources.

My mistake, I should have stipulated that - I'm looking in NSW :)

If I can find a free resource that would be great, as I want to consider a vast array of areas to narrow it down. Once I narrow it down I'd be happy to pay for a more detailed report of course :)

I personally visit the area that I wish to purchase, and goto shop / cafe / business etc.. to get a feel of the area and its demographic.. I find that it helps to portray a better image, rather than perception only

d. Type of dwelling
e. Nature of occupancy – owned / rented / purchasing

7. Covenants / easements / zoning / flood affected? / proposed developments in the area / renovations undertaken
8. Methods of sale – auction or private treaty
9. Clearance rates on auctions
10. Vacancy rates
11. Median rental values
12. Availability of public transport

very true..
Too much data not much information.
Also, when do you know you have enuf information to get finances in place and pull the trigger ?

Interpreting them was a challenge for me...that is why i used a BA for my first IP.
Now the experience and reading/listening more has now given me more confidence to buy my second IP on my own.

I think raw data is better than information, as it can be more flexibly used, whereas information is someone's opinion based on the data they choose to include.. *cough* media articles *cough*!

Also I agree - I think everyone makes decisions based on different formulas and assumptions. I suppose different things work for different people - there are more than one way to skin a cat, as they say.

I think that success in the IP game depends largely on 'time in' the market - as long as you jump on the wave and ride it for 10 years +, you'll get pretty far. In saying this, I think that with a bit of research it may be possible to work out which parts of the wave (ie which areas) will be pushed along the furthest (and therefore receive significantly more CG than the rest of the market).
