Brisbane: semi-detached rules = sub-division rules?

I just bought a place that just misses the sub-division rules - it's within 200m of a Centre zoning (MP3) with a 14m rear and 17 frontage (making for an average frontage of greater than 15m?), BUT the land size just falls short of 600sqm:( However the location and price were attractive enough for me to pull the trigger on it:)

So because of this I can't sub-divide it, but can I build a semi-detatched (one house split in half)? Basically, does a semi-detatched fall under the same rules as sub-division or are there a separate set of rules?
