Tasmania is an interesting one. You can buy waterfront there for sub 300k and also close to their larger towns. Hobart is a bit more expensive but you will get a more reliable rental market.

I reckon the key for Tasmania and growth is going to be more lifestyle/ retiree driven then economic driven. Hence I would look at more waterfront style properties.

You will be sacrificing rental yield but Could make good capital gains.
