Buying an easement on neighbours land

Hi,

We are wanting to build a duplex on a hatchet block. Chance of DA looks reasonable but needs to be impact assessed due to front lot size. To get approval we need to purchase a drainage easement from one of the neighbours.

How would you go about approaching the neighbours to see if they will sell an easement? How do we calculate a reasonable offer?

There will be minimal impact on them as it can go right down the fenceline and they can't build within 1.5m of that anyway. One bordering property is an invester who may have purchased block as it has two street frontage so I guess they will see the value add for us and sting us as much as they can. One neighbour is an owner occupier. Minimal impact on her as it would go behind her garden shed so she wouldn't even see it but I guess she is most likely not to want to help us build a duplex on the back of her block. The third neighbour topography is not right.

Naturally we want to make a fair offer that will suit as all - we have learnt the benefits during building of having the neighbours on side.

Our 500m block is worth about $85 000. We want an easement 5m long and .5m wide.
