Can duplexes be strata titled?

Hi all,

Not sure where this post should go into but I have a question about Duplexes.

Can they be strata titled and sold off individually?

And what are your thoughts on modular built duplexes?
 
Depends on the area and the zoning

It'd probably be better to torrens title them than strata title them, if you can.

Are they joint together? Most places have lots of rules about the dividing wall being fire - rated etc.
 
Yep sure can.
But you would only do this if your planning on selling OR produce equity...not really for a "holding purpose" as your holding cost goes up

- No strata ( if you hold both) but insurance is more expensive
- 2 x council rates
- land value tend to go up so high land tax ( not sure if this is the case for all areas)
- Water rates etc..

it depends on the council, just need to read the DCP and apply for a DP.
