Who says cashflow +ve and steady CG is too hard to obtain?

picked up Investment property #2

just picked up a 3/1/1 on 1000sq meter block, renovated throughout for

$125,000 ($135,000 asking price)

rents currently at $190p/w

regional victoria and yes, history of CG over past 10 years is nice and steady also and vacancy rates are very low

Everything has gawn up in the past 10 yrs. It does not mean it will increase much down the track. I hope you dont need to do too much to fix the place. That can chew very quickly into a rural investment. Good luck.
 
town is around 20k people

house has already been renovated so no work to do, kitchen bathroom, floors polished, new paint looks new inside, also has been drought reisistant landscaped. however in the near future need to restump, and have already been quoted and factored into our final settlement price offer :)
 
sight unseen on this one. we have our building and pest inspection comming through and have someone local who is a very expereinced investor in this area have a look into it aswell on our behalf.

The PM we are using has seen this property in person and said its in A1 condition, and current tennants are very good and clean.

plenty of DD in every aspect that we can control from all the way up here on the Gold Coast

Out of interest, did you find this property a little "easier" to purchase this time around? Knowing what you were doing and feeling more confident?

Or is IP DD easy for you?

it was a little easier, mostly with asking the right questions etc. Second time round definitely has been smoother, we knew exactly what we wanted and how much we wanted to pay for it. was also much smoother knowing what to ask the REA and focus on the most important parts of acquiring the property.

But i never think it will ever be "easy" i think if its too easy your missing something, bargains should take work and time. Theres plenty of people on here snapping up some REAL bargains, this is small fry but happy enough for our second purchase, 3rd purchase if including PPOR
