Colour Consultants - great value

Hi guyz,

This is to share a quick tale of how a $250 investment reaped great results.

During Oct 2007 I placed a property on the market and got little, if any interest. Although tenanted, it presented well but alas, no interest, no offers - "dead in the water" as they say.

I then rang a contact I met some time back - professional consultant who advises on interior / exterior colour schemes and renos etc.

She attended the property with a brief - "best bang for my bucks" !

Her plan to give the property more appeal to the primary market - first home buyer - was as follows;

  • Repaint all rooms in neutral colour with feature wall in lounge and main bedroom.
  • Replace carpets with a budget quality sisal type, beige carpet
  • Replace light fittings with an oyster type to help lift the ceiling
  • Replace curtains with budget eyelet type (no backing)
  • Leave everything else as is

That sounds a lot but in reality it wasn't.

Final cost about $8k - most of which was the painter ($4.5k)

Start to finish, about two weeks.

Her advise was that most of it was about effect - the buyer would say in their mind they will (later on) buy the backings for the curtains, replace the hard wearing carpet with a softer one etc etc but in reality, they probably never will, so don't waste your money on those things as they wont add any extra value. Just let them fall in love with "the look".

Result - Placed back on market and had signed contract in hand in under 10 days for a whisker short of the asking price which was now $9k more! (and some $25k more than best previous offer)

So why do I think this was a great result?

  1. The property had almost zero appeal prior to the reno
  2. I covered costs
  3. The property now had a wow factor that converted to high appeal.
  4. I sold the property and avoided the usual Xmas / Jan slump - "bird in the hand...".
  5. Learned how important colour and "first impressions" are to the buyer

I'm now in the hunt for a good reno property and will most certainly use her services again as I am confident a professional colour scheme will out-perform anything I can come up with.

And when you consider paint costs pretty much the same regardless of the colour and the same goes for other things like blinds, curtains, carpet etc, then her consultancy costs are negligable.

Yep, yep good advice. We did the same a few years ago - but used the colour consultant just the once - and every IP we bought thereafter got the same approach. Did this for 4 x IPs before tastes changed.

Then time to get her back for an 'update' and roll 'em on through again - updating the existing for rental increases and on new for valuation increases post reno.
 
we've had colour consultants into our properties too. One recomended replacing heritiage green fences with spanish red and colour some of the rendor to match on the house. all else was cream.

I would never have chosen that colour scheme but it looked fantastic.

Goes to show that people are specialised in different tasks, that is not one of mine, but happy to pay someone to fill in what I lack :D
 
We've never employed a colour consultant.

The rusty tin sheds were a nice 'rusty' colour when we bought 'em, and all of them bar 4 have stayed that colour ever since.

One tenant decided to spend 25K painting his 4 rented sheds a lovely "teal blue" colour cos he found out the council preferred that colour as far as environmental friendly licencing was concerned, which was what he was trying to gain. What a load of tosh.

He eventually went into liquidation and buggered off. Oh well. Choof him and bring in the next lamb. The new tenant immediately paid twice the rental for the "lovely new sheds".

I'm happy to let the tenants pay to tart the properties up if they want to. Always a good excuse for increasing the rent on them next time around.

Hi, are you talking the likes of the Dulux colour consultants or is it a specialised one that does more than colour options (as you mentioned what to leave, curtains to change etc).

We used a Dulux Colour consulant when we made extensions to our PPOR. Colours look great (but in need of a do-over now).

We are also looking at an IP in need of a makeover.
 
We used a Dulux consultant - they are actually independant consultants who have an arrangement with Dulux for leads etc.

We have also used a consultant for details on doing the interior, from painting to light fittings, door knobs and even suggestions redesigning the kitchen.

She provided services for my IP and it was a great result. Now using her our home reno'.
 
We use an interior designer who advises re colours and arrangements of rooms .

Very happy . Three PPOR's . First two sold very quickly at well above what we were told they would sell for.

Currently living in the third .

Used him for current IP in Mosman .

Found him by going through display homes and seeing which ones we liked the interior decorating of.

The first time we used him , our builder used an almost identical scheme in his next display home ....

Where do I find the ones that do the lot. Not just the colours?


If you can get someone to recommend one - great!

I got my colour consultant out of the phone book, I rang and asked for quote.

I chose the one that was $80 per hour as she was closer to me.

Any good consultant in Canberra?

I have not used a colour consultant and would like to try one if there is one in Canberra. Anyone who has a profitable experience using a colour consultant?
 
One experience was a complete waste of time and she was a Dulux colour consultant. Didn't really tell me anything with great insight or options or alternatives that I might like to consider expert validate my initial thoughts. $125 for 30 mins. :mad:

The best result from a colour expert was when I visited a paint store dealing in period colours (eg Victorian & Edwardian). Had a photo of the front facade of the property, told her what I wanted to achieve, she gave me a few options, some sample pots, tried them, chose the final colour combo's and never paid her a cent, except for the cost of the paint.

She was cute too, but that was beside the point ;)
