Commercial Mortgage Brokers Hello out there???

I posted this in finance section too, sorry mods if you need to merge one that is fine I wasn't sure who was going to look at either thread.

Who are the best small commercial brokers for lending to small investors and businesses needing comm loans.

I have had 2 friends recently wanting to set up loans for small/medium commercial purchases and their own resi banks have let them down (surprise surprise)

Recommendations would be welcome.

If the security is a stock standard security then Suncorp and ING are the best (in terms of LVR, fees and rates). Suncorp also offers an offset against their commercial loans.

Westpac and CBA are very uncompetitive in this space.

In terms of business loans - ANZ is the best for this.

For bigger ticket items then the majors as well as Bankwest are quite good.

This is just a rough guide.
 
I agree with Sharin, ING is usually the first I look to for commercial property purchases. They're competitive in rates, LVR and terms.

They're also very conservative in a number of respects so they won't suit all deals. We've also used IMB, Suncorp, ANZ, BankWest in the past. There's a number of commercial lenders for the deals that are a bit more 'out there'.
 
Main issue with commercial property is the security type. As long as the security isn't a petrol station or some other specialised security, getting a loan for it should be easy with a reasonable LVR.
