I have a deal on the cards, it looks really good although i'll let you be the judge of that. I do not have the engine power as yet to purchase property at the commercials ltv ratios ie 70%
Heres the deal two options:
1. Someone to go in with myself on a joint venture deal, I can get the 70% needed or if partner would like we can even spilt.
2. I source the property for a potential buyer and take a spotters comission.

Price. $110,000
Tenanted with a 3 + 3, Lease signed in March 2002
Net rent pa $10731.00
Cpi adjusted or at 4% whichever greater
Building is in a Complex and is 2 years old.

By my Calculations on IO loan at full purchase price the return would be @ $3500 a year.
