project home builder could work if you know what you want and have skills to read and undestand their contract.

in most case word "allowance" = Possible variation.

Interesting topic in itself. Theoretically all houses can be removed. Once a modular home is concreted in, carports erected etc it's just about as difficult to remove as any other property. NAB certainly has no problems with them. When you look at the definition of Land it would include such a house, it is not a chattel. I did go down the path of a Chattel Mortgage once and it was a dead end.
