Could I please ask for comments on the costings for a planned reno as per below? Or pls see attached Excel SS

House - flyscreens on doors and windows $500
House - painting walls and ceiling $3,500

Painting price seems OK for a smaller home,
(Tradesman Hint) Sometimes it is the same price to get all the gloss work done at the same time.Ask for a quote on a complete paint job,without floor coverings.

Fly screens on doors and windows just cost me $1500,on last house?
If you buy the materials yourself and make them,you can do it for this price,however to go "security" screens on doors is a good idea,makes tennant feel safe.

Flyscreens on doors and windows - you mean security doors? Those can be over $500 each to start with. I'm a cheapskate that doesn't like flies so I just stapled $20 worth of nylon flyscreen over each window. Making proper flyscreens can wait.

Your whitegoods seem high - check out 2nds world in Neutral Bay Military Rd ( or on-line) - I buy lots of stuff from there for renos - in fact with their $50 delivery last month to Melb it was cheaper to get a Whirlpool DW there and 3yr warranty and shipping then at retail. box or product not damaged.

I believe the main cost is in the security doors on the aluminum sliders matched with the windows.New houses now a days all have very large aluminum windows and sometimes over 15 of them plus the couple of slider doors.
I usually leave approx $2500 for this.

Just have to ask,is the HWS going to be solar $3.500 for a upgrade is high, with the dual flush system,you don't get much for $200,if it's going to be a renter spend the extra money on something that will last and not give you problems,once you factor the time into this reno and labour costs plus materials, I would add another 10k onto the price..willair..imho..
