Is there a minimum town size that banks will lend to? i.e. population limits etc. Is a satellite town with small population OK if it is within 15 min drive of a major regional centre?

The big 4 banks will lend basically anywhere, even a village sometimes the LVR might be down to 70 %.

A good guide is to look for towns of 10 000 people or more, that will usually ensure you can get 80 % LVR without Mortgage Insurance.

We have our PPOR in a rural residential zone and the lending institution (super members) will use 75% as the LVR. However the investment in the near rural centre (pop 11000) has 80% LVR. Hope this helps.
