I know this is a difficult question to answer but I'm just after very very rough figures at this stage. What would be the average total cost to build, say, a lot of 6 to 8 townhouses in western Sydney, assuming average everything (size is around 100-120sqm each, even mix of 2br and 3br, average finish quality). Lets include also the cost of pre-building work, like getting the DA.

Been told the big builders get it done a lot cheaper than the smaller ones. The guy I spoke with said roughly $9000 a SQ. So for the sizes you mentioned $110-130k building only + the other costs which I am unsure of.
Currently renting a 2 year old townhouse probably built by one of these big companies. Cheap and nasty, so many faults would never buy it.
