Interesting site and neighbourhood. Zoned R1Z with the only overlay being a development contributions plan. After a quick skim there is a local policy for land adjacent to the rail corridor...

Precinct L: Taunton Avenue East
It is policy to:
  • achieve higher density residential development.
  • encourage development to overlook the railside path.
  • utilise the land adjacent to the railway line for improved open space

Even though the area is predominately single storey detached dwellings at present, I could see a well designed medium density development being approved without too many issues.
