Windows are in now and we are gearing up for cladding early next week. Weather is still patchy with some heavy showers coming in this afternoon. The scaffolders have been struggling on the muddy slope but have now completed the rear house. 10 metres high at the back!

We are probably still 4 weeks away from occupation cert.
We will begin marketing the property in a couple of weeks once the internals are looking more complete. Planning to try and sell privately this time.
I think I must be becoming a developer! No time for SS anymore.
All done on this project folks so I'm sorry for the huge gaps in the progress posts. Basically we have just got the occupation cert through a week ago and have rented out the 2 bedder for $380 per wk. The 3 bedder is going to contract for 500k.
This has been my longest project to date but still managed to scrape it into the 12 mth period.
Final cost is approx 660k
Final val is approx 900k minus agent commissions and selling costs. (approx 20k) Will also have to pay gst on sale of unit (approx 15k) Looking to hold the rented unit for the longer term.
Our DA for the 2nd project mentioned earlier in this thread is in council and we have just negotiated a contract for a new vacant land duplex site. It looks like we may be building 3 houses at once in the first half of next year.
