First time buyer - building inspection

Hi, I am very green when it comes to real estate. I just wanted to ask the simple question, am I allowed to get a building inspection before I make an offer or can I only include it as a condition of the contract? I'm in QLD, if that makes a difference. Thanks
 
In Victoria (and I assume in Qld) you can do either.

Advantage of prior inspection: You can use faults found as a bargaining tool
Disadvantage: if the deal is a no go due to someone else making a better offer, you lose the inspection money.

You could also make a conditional offer.

Remember, you don't have to put down a large deposit, after all it's your offer.

So it could be $250 deposit with a conditional clause relating to the building inspection that states you can escape the contract and get your $'s back if the inspection reveal anything unsatisfactory.

The Agent might not like it but it's your offer and the VENDOR can either accept or reject it.

It's all part of the fun.:p
