flipping / onselling questions

Hi, newbie here!

I've tried searching through past threads but i couldnt find much info on any good readings which cover flipping or onselling. Could you guys point me in the right direction or recommended any particular ones i should look at?

I'm particularly interested in finding out how would i go about a transaction where i've found a 'bargain', and i'd pass it onto someone else.
How can i set up such a transaction so the vendor and the purchaser won't cut me out of the deal to avoid paying me the 'finders fee'?

Also, would i require some type of licence to carry out such a deal in Sydney?

There is actually heaps of discussion on these topics there - I just did a search on "flip" and found over 160 threads returned, including several long discussions on the potential licensing requirements.
