Floor options

I am about to start Duplex development in Greystanes and confused about floor covering options:

I have choice between Polished Concrete and 600 x600 Porcelain tiles

I have ruled out timber or laminated floor board as it will be rental property once it is completed.


I have spoken to few ppl and some like it and some don;t!

What you think??



Polished concrete

Pro:

Looks goods and in-fashion
less maintenance
If done correctly, no need to re-polish it for 10 years(approx)

Cons:

family with kids wont like it
May give an industrial theme
 
Depends where your property is located and the style of the rest of the duplex. Is it somewhere trendy and inner city or in suburbia?

Another option is terrazzo which is not as harsh as plain concrete but easy maintenance as no grout lines.
 
The most likely type of tenant in Greystanes is a family, so if you think that concrete flooring will turn families off, you could be removing up to 80% of your target market. If it's in the Greystanes Public School catchment pretty much every prospective tenant will be a young family.
