Forest lake, "house for boat swap"

As i type this the boat is steaming up to surfers ...soo i have a 4 br, 2 br, double garage house in forest lake in brisbane that doesn't suit my investment criteria.

I want to sell it and will list it within two weeks with an agent.

If anyone is interested in it give me a yell...

I have a current pest report, did a building inspection myself .. it needs some timber replaced on the rear pergola.

Other than that its about 13 years old, faces a reserve ( nice outlook) and is on a dead end st.... great for kids.

The value i have is 370K, I will accept sensible offers if anyone is interested.

the reason i want to sell? ... i believe i can do better in equities.

what was the boat valued at?

house looks in good nick - could do with a wee tart up and some landscaping tho ... is that on your cards before sale, or not going to bother?
 
$370,000 in Forest Lake :confused: How many bedders? Do you have any more information on the house - what street is it in?

You're right, it could do with some landscaping but i'm not doing anything to it.
Its too far from home and i'm busy enough...

Not sure i can help much, i don't know the area.

I was told when i was looking at this deal that the rates are about $800 a

year and the approx rent would be $250-$300.

Maybe someone local can confirm.

I suggest doing your own DD.

imho.
My mate has 2 rental properties in that area walking distance to
the school and lake and shops,they are 4 bedroom lowset on small blocks
from what he tells me the rental return on one property is $250.00
per week, the rates he tells me are around the $1300 mark..
The only problem he has had is tryiny to get the tenants to pay the
extra water consumption charges,i hope this helps it will be different
your property as it is a larger block and better house so the r/r.may
be higher........
