I have a unit with a lock-up garage in strata block. The tenants reported via my property manager that someone had driven into the garage door causing it to dent and fall off the tracks so it cannot be opened easily.
Having spoken to the strata manager, he advised the garage door is the owner’s responsibility to repair. However, the cost of repair can be claimed through the strata insurance but the insurance excess is at my cost. Is this usual practice, or should the strata manager arrange and pay for the whole repair cost and insurance excess?
