Gladstone QLD - How is it Going????

How you are confident that market is going to improve in near future when 1500 properties available for sale in last 6 months as an average, I had a plan to hold for 3 years but I want to understand how I will be able get same 6% rental return after 2014

One agent she was able to sell only 5 out of 75 properties in last week that too priced very well below the market rate, same thing they are suggesting me !

The difference between you and I, and there are plenty, is that I'm in it for the long haul.

You're in it for 3 years....you're are a speculator.

You bought new, in an inferior estate with smaller block sizes and you now need an early exit. You have some pain coming your way and some expensive lessons.

A- got in at the wrong price and
B- secured the wrong price for ur property 670$ for 2 years is well below! you should have waited?? bechtel offered me 650$ for mine and it was a 3x3 townhouse 3 weeks later it was secured for 700$ and the property was 390k.
Your fear is possibly clouding your vision have you done some research on the upcoming projects??

same answer for why I wanted to sell it before 2014 , you can very well say speculator or something else , I do have one more IP in very sustainable place and it can go for decades

I actually wanted to know but could not get the clear status of ongoing LNG projects, all 3 major projects has started way back , but I don’t know what level they are up to , how many workers are mobilized so far?

if anyone know please share it here

At the moment , I do not expect even 1$ profit from this investment , but I wish to get back the same money I invested last year. Is this possible ? if yes how long it might take and do I need to consider any other alternates like furnishing !! Current rental will go up to Sep 2013

I think your best chance to break even is to wait until your lease expires, furnish, re-lease at higher rent and sell based on a high yield.

It really depends on the rental market at the time for furnished 4x2s. Typically corporates are looking for more bathrooms as corporate rentals.
 
I was up in Gladstone on Monday - at the tail end of a fishing trip. We had a bit of time up our sleeves and did a circuit of the harbour. Boy, there is a lot going on. Most of the north side of the harbour is a building site.
Saw lots of boats ferrying blokes over there. I made the comment that it must be an annoying expense having to do that. Our skipper then pointed out all the accomodation that is being built out there - lots of two storey 'dongas' going in. Though he said the sand flies drive people mad. I'm guessing the 'dongas' are for the workers, while the managers will rent in town.
I felt a bit left out in Gladstone not wearing a flouro vest.

Yes, there's a lot of sand flies out on Curtis Island! It's a pretty crazy sight as you drive into Gladstone from the Rockhampton/Mount Larcom direction along Port Curtis Way... huge construction sites (WICET and the LNG plants all visible from the road). It has to be one of the few places where it is perfectly acceptable to be wearing PPE around in the office.

Apparently there are a few problems with the new quick builds going up around town like cars in carports falling through slabs? I don't know of any myself however just wondering what these houses will be like a few years down the track? Cracking walls, etc.

I found the comments below the article very helpful about sourcing supplies in Rocky and Bberg.

Sam, haven't you read this entire thread? Go back to June or July and you will find a link to the CQU document I used to do my research into construction workers. That graph probably came from it. While the LNG companies are delaying operations, it will extend the timeframes further out.

This reflects committed and expected projects from over a year ago and is only construction workforce, not operational. The steel plant alone will have an operational workforce of 1800 and across all projects I have estimated 5,000 additional permanent jobs. In modelling done by CQU professor John Rolfe, he anticipates that for each job in industry, a further 2.8 jobs are created (teachers, accountants, retail etc). That would create a total of 19,000 additional permanent jobs in Gladstone. Add in children and non-working partners and that is a huge population increase in the next few years.

In 14 months since this graph was created additional projects have been announced:

There are also additional LNG trains that are likely to be added that aren't included in the graph.

As others have mentioned, many projects have been delayed and some aren't starting until 2014, so the curve is much flatter. In the next few years expect several more projects and extensions to be announced in Gladstone. Just think back 5 years and how much things have changed in that timeframe. Most of the workers on that graph wouldn't have been considered.

Also there is alot of temporary accommodation for the construction workforce. When the major LNG projects do finish all of their construction in a decade or so, the accommodation is removed (as required in the EIS), so there won't be a glut.

I don't know if there is a newer graph out as this is over 12 months old. But some of these projects, especially Boulder Steel and Arrow have only just put their EIS statements in. This means they are 18 months away from starting and this graph has them already started. Some of the other projects haven't even got this far.
What I can see happening is the work force staying steady for they next 3-5yrs rather than the huge spike that was predicted.

Some of the companies behind a number of the upcoming projects have outright said that they were willing to delay the starts to their projects if it meant easier sourcing of workers and less stress on accommodation. The jobs aren't magically being filled, and certainly companies like Bechtel are struggling to find the workers for the already started projects.

While these projects may be years away, hopefully some come to fruition otherwise there will be a massive over supply of housing when the projects that have already started finish.
 
6 or 12 month lease

I just rented out a 4 bed, 3 bath furnished townhouse for $1100 per week. If you have the right product, you can achieve a great yield.

Did you take a 6 or 12 month lease on these matt?
I did a drive by on these townhouses, the end product looks good.
