good property manager for Mckinnon VIC area

Hi All,

Does anyone can recommend good property managers for Mckinnon area in Melbourne?

Just purchased a brand new townhouse 4 bedroom in that area and want to lease it for 1-2 years before i move in.

What kind of question should I ask to determine the property manager is good or not?

Anyone have a IP in that area? is it easy to rent it?

How much agent fee should i be expecting? comission fee, let fee, advertisement fee etc..

This is the 1st I am leasing my property. Please guide me

Things to discuss:

How they handle rent payments - electronic, cash only etc
When they are open
Their policies regarding (definitions of) emergency repairs (see if they match your expectations) and general repairs
Whether they do Tribunal appearances on your behalf
How often / method of periodic inspection
Process for screening tenants - do you want to be consulted or "full auto"?
After hours contactability
Where/how they advertise


Going rates for fees:
7% + gst for nominal rent collection + a few dollars for postage/printing etc
1 to 2 week's rent for leasing/advert fee

Originally we plan to live in this property but thinking we dont need the 4 bedroom space yet and decide to rent it for 1-2 years before we move in..
