Help me find a PPOR - min 1 acre Perth

I need some out of the box thinking of where I can look for a new PPOR.

Criteria:
- preferably 20 mins, max 30 mins from JSR school. Cnr Reid Hwy & Mirrabooka Ave. We need to drive there EVERY school day for 13 more years - we have survived 12yrs so half way through our 25yr sentence.
- land land land - more than one acre up to 10 (or more)
- love some water (creek, river)
- house or no house but prefer no house or something demolishable as I want to build.
- budget
- flight path is ok providing the planes are high enough to not be too bad
- budget - none - I want to consider everything


On our radar
- Gnangara
- The Vines (blah)
- Millendon
- Caversham
- Bassendean
- Middle Swan
- Henley Brook

We checked out this estate http://www.roeestate.com.au/ on the weekend and it was fabulous except for the 8 planes in one hr which were approaching the Airport at around 1600ft and noisy as fork.
 
I saw some really Nice blocks out in Jane Brook when I was out there recently. Are there any bog enough for you there? Is 25 min from jsr too far?

Saw it the other day, would like it myself :)

Probably a bit too cheap. We want to build our dream house on it and not have to put Alcatraz security on it

I saw some really Nice blocks out in Jane Brook when I was out there recently. Are there any bog enough for you there? Is 25 min from jsr too far?

The ones on Pechey Rd are on my radar but we think might possibly too far but not out of the question.

Yup - welcome to my 'old boys' club. I will shamelessly use everyone's brains to figure this out.

i know you mentioned 1 acre but would you consider 1/4 acre in ascot with water views?

No budget. We have looked at stuff from $800k up to 5m.
No reno if possible, I doubt I'd find what I want established so I want something I can bulldoze if there is a house on it.

I love this, no budget;)

Well I was using you guys in the chatroom to look for a suitable CIP for me!

I put up pallet of beer (yes a pallet) and you guys still couldn't come up with a suitable place to my (near impossible ;)) parameters ! :D

hmmm so I should offer up some compensation? :D

ok finder gets something awesome (no idea what it is yet) plus Development 101 and feasability help from me for Perth area.
 
Bassendean has some nice ones. That federation style house is still for sale!

At the risk of sounding like a snob at end of the day though its still Bassendean. your local shops/transport/IGA is always going to less appealing than other areas.

Personally for that kind of money I would rather go for something "In the golden triangle" on 1500sqm (less maintenance (growing up on 5 acres it was a s%&t load of work)
Then have a 30acre block down south for the weekend holidays for dirtbikes horses ect ect! for 400K
