Help plz working out sqm off plan.

Hi guys.

I work this out to be about 469sqm. Advertised as 580?
Am I missing something? Should I be out there with the tape?
I presume the plans are in Ft/inches?

Edit: Just noticed it aint square!
Worked out to 513sq using 55ft baseline, 43ft topline, and some 1/2xbasexheight on the 'triangle' on the right.
Still bit under whats quoted.

right: 35.00m
left: 33.93m
baseline: 16.76m
= 513.76

Hi Learnings

The measurement you seem to be using on the streetline 43 12' is not feet and inches but a survey measurement using degrees.

Streetline looks to be the same as the baseline.

Suggest you measure the topline and baseline of your plan and if the baseline
is about 28% longer than the topline you would be right(43'x 128%=55').

I measure them as much the same length.

Another clue for you is that you are reading the topline as 43' 12'' which is
actually 44'
