How much should I pay for B&P inspection that's already done

Found a property that's being auction this weekend, agent told me that someone has done the inspection on the property. Agent passed on the inspector's phone number, inspector wants $420 for the report which he already did sometime this week. All he needs is change the name on the report.

Does the price sounds reasonable? Pretty sure I can get a new inspection done between $400-$550 nowadays.

I'm thinking of the same thing, I wouldn't mind paying $200-$300, but for $400 for him to change the name is a bit steep.

You have a choice.

Pay his fee or negotiate or pay someone else.

I've used IPI for my inspections. They have a back list - looks like the going rate is $300 http://reports.ipi.net.au/.

You'd be expected to pay double that in the ACT for a B&P inspection on a standard house. It's unbelievable how expensive this place can be.

If it is very close to auction day, and we know a P&B has been done, we can often get the report for 1/2 normal price.

Hard to say what's fair without knowing what his normal price is.

IMO any discount is a benefit, and not obligatory. Assuming the other buyer paid full price, then somebody else has subsidised your inspection anyway...

Why not offer the person who paid for the original inspection half the cost for sharing with you? Agent could at least run it past them.
