What they might be doing is downsizing in sydney , close to where they live at the moment and buying on the coast ...

Same, bought one there in 2007 with the view of it eventually becoming our PPOR.
It has been the worst investment I've ever made! Massive negative cash flow (now bearable with a GF) and currently valuing less than we paid for it 7 years ago.
When I get my time machine I'll go back and buy in Mereweather instead

Many regional places bought in 2007 would not be showing an increase at this stage.
We finished our Sydney PPOR around then and it's only in the last six months that it's value would have gone over its original finished value .
Don't dispair . I'd expect it to improve over the next year .
