Land Rezoning

We have a small acreage in Sydney that we have recently received rezoning notice for.

We have been rezoned about 1/3 Commercial/Retail, 1/3 medium density and 1/3 low density housing.

Can anyone give me any indication on how Commercial/Retail Zoning is valued? Is it as valuable as high density? Medium or similar to roads and services?

It is going to be a town center type place with shops and possibly some apartments. The property next to us, where we are Commercial/Retail, they are high density.

Any feedback greatly appreciated.
