Local Knowledge and Relationship Building

Just got back from a few hours checking out land.

Ran into a builder I know at one sub div. Being in a jovial mood, and also likely to get two houses out of me, he proceeded to tell me what the developer paid for the site, what his profit margin is, where he screwed the sub div up, the dev's net worth, that he is having cash flow issues because of a court case on another matter, and most importantly, that I should really screw the guy down to $xx, cos xx should do it....

And the builder had a developer with him who I had been keen to meet for some time, so with my earthworks friend, we all had a very interesting exchange of information. They both volunteered a developer who knocked back my offers on two lots at another subdiv is a *(#%* hole... and he doesn't know what he's doing....

Plus lots of other stuff...

All in all, that meeting reinforced to me how important local knowledge and contacts are. The world really is small, at a local level...
