Maintenance Reports

Has anyone had experience reading into maintenance reports? The block in which the apartment I'm looking at has just recently obtained a report on the block and has given a full expense rundown of what need to be replaced and looked at over the next 20 years of the buildings life.
Some of the pricing and things they have had listed seems extreme! Eg changing intercom system every 6 years @ 12k each time ,
The block has 8 in it and the report mentions it needs to spend a average of 30k per year to upkeep the property....
Is this standard sort of figures on these reports ? There's actually no major structural issues with the property, it mentions here's some cracking which will need to be looked at Ina. Few years and have allocated 15 k to maintaining it.....The block seems in quite reasonable shape but the figures seem a little daunting....
