Melbourne Solicitor recommendation

Hi,

Can anyone recommend me a trusty conveyancer/solicitor in Melbourne?

Any help would be much appreciated! Thanks :D
 
I'm looking for a good solicitor as well (as a seller). I need someone who will write a good contract (not just a long one) and do the conveyancing properly (with attention to detail), not just hand it off to his receptionist to do.
 
I used Ron Monroe at Onyx Legal who specialise in property investing. Very efficient and thorough, good price too. I have no interest other than he did a good job :p

I too am looking for a good recommendation. My partner is in Malaysia (she is a Permanent Resident) and is buying a unit in Melbourne. I've bought in Brisbane and I paid well under $1000 for all legal and conveyancing fees. This is what an agent has quoted her (and it sounds like utter BS to me):

"As discussed, our professional fees for acting for you in your purchase of the property including receiving instructions, arranging for Searches and Certificates; correspondence with and attendances upon yourself, vendor’s solicitors/conveyancers and your lender (if applicable); preparation of Transfer of Land; drawing Statement of Adjustments, co-ordinating with your Lender (if applicable) for settlement, and sending any required documents to it, arranging and effecting settlement; preparation of Notice of Acquisition; notifying the statutory authorities of the change in ownership of the property shall be $1500.00 plus GST. In addition, we anticipate the following out-of-pocket expenses: Title Searches, Rate, Planning and other relevant Certificates and agent’s settlement fee – approximately $180.00 to $210.00 and there will be additional $150.00 for each additional Owners Corporation Certificate applied for (if the developer does not provide same prior to settlement). In addition to our costs given above, there will also be additional fees of $300.00 if we are required to draw cheques from our Trust Account on your behalf.

Please also note that these charges may vary from municipality to municipality and depending on the nature of the property which you are buying. All disbursement will be charged to you at the same rate that we pay for them. There will be no mark-up."

Now does anyone know an honest and reliable solicitor? She is still overseas and won't be back until mid July FYI.

$1500 plus additional costs is very much on the high side.

I recommend Pam from Phillips & Wilkins 03 9480 1155. If it's a straight forward purchase, I believe their costs are well below $1000, but I recommend Pam because she does great work.
 
I've no one to compare them with but have bought six and sold two properties in Victoria using Nevile & Co, http://www.nevile.com.au/property_law.php. Last purchase (house, no mortgage) cost me $1200 inc disbursements. I was originally put on to them back in 2002 when I bought my first Central Equity property from the UK so they are well used to non-resident buyers.

"In addition to our costs given above, there will also be additional fees of $300.00 if we are required to draw cheques from our Trust Account on your behalf." !!! Why on earth should they be charging anything?

yeah $1500 is a bit. i agree it is bit of BS - Owners corp certificate for $150 is done by the vendor and included into the s32. $300 for a cheque? for real?

i use a lawyer for around $800. She's pretty tough and would fight for your interests in the event the other party tries something funny which has happenned a couple of occasions.

It sounds like utter BS (not to be confused with IT IS utter BS as I cannot say that for certain at this point) because I have been through the buying process in Brisbane and the total conveyancing fee was well under $1000. I paid $220 each for a building and a pest inspection and that's it.

The money was held in a trust by the real estate. My solicitor managed everything and all I had to do was show up to a meeting, sign a few pieces of paper and it was done.

How about you now tell me why you think it isn't BS please?

It may be higher than the cheap conveyancers, but why call it BS just because of this?
 
I use Lyn McCracken from DeMarco solicitors in Glenroy. They have done 8 transactions for me and have always been great. Straight forward deals go through the conveyencers but they have lawyers so if it is a bit tricky or goes pear shaped you are covered.
