Mixed commercial/residential development - pros and cons

What do you think is the good and bad?

Oscar, I don't know.

I've only focussed on residential but I have seen a couple of opportunities come up over the past few months.

Don't mind doing something different so it's research/due diligence time.

The location is reasonable for the commercial aspect and will comfortably rent/sell re. residential.

Right now I'm considering; commercial market re. selling, development costs, rates/strata costs, project management issues, planning, financing issues etc.

What's your take on the commercial/residential Oscar?
 
sell the resi into a hot market and stick the commercial in a pty ltd/smsf.

the entity then has recurring cashflow that can help you grow it to include whatever assets you like.

only way forward, if you ask me.

mixed use - i love it - all of it .... designing it, working out best use, capitalising on it.

oh to have my time again....

I've seen some nice mixed use blocks recently and too many options, not enough money lol!

The mixed I'm looking at are office/retail with accom above.

The extra expense you refer to is confined to building two storey as opposed to single storey, (plan, construction etc)?
