Must have features for a 3 bedroom house

We're are currently in the design process for a new spec home. It will be a single story comfortable 3 bedrooms house (a little bit nicer than your usual).

Target market is:
- a profession couple about to start a family,
- a couple or single parent with one or two kids,
- retired couple who might be looking to down size

In your opinion what features are the must haves - what can't you live without?

What are the nice to haves? - Desirable but not a deal breaker

decent copper or cable internet


none of this gain pair rubbish in many newish estates where u can have 56k dial up :)

This is what I would want (as a parent of young kids)
- Built-ins
- Nice big bath room with bath tubs AND (Small en suite OR at least a toilet corner in the laundry)
- Bathroom floor should be sloped to the drain
- Storage in laundry
- Garden shed
- Carpet in rooms and soft floor board in common areas
- No raised floors (to avoid any accidents)
- Lots of power points
- Lighting at the gates or where the car is parked
- Internal access from the garage
- Motorised gates (for safety reasons)
- Alarm
- Security net doors
- Reversible air-cons instead of ducted (to cut down the power cost)
- Easy to maintain garden with room for veggies
- Power points in linen cupboard for internet stuff
- Wide entrance (so you can leave prams)
- Nice TV area

Well.. you asked :p
 
Moat and drawbridge with vats of boiling oil to keep away the door to door energy salespeople and seventh day adventists.
 
Dishwasher - and oversized garage - none of this silly 5.5m wide stuff that you can't get two cars into.

Somewhere for the vacumm cleaner!

Lots of storage

Lots of double power points

The bedrooms to be big enough for the kids stuff - again - none of this silly 2.6x3m stuff. That only gives room for a single bed and a dresser, and no toys boxes or desks or anything!

Two toilets, if not bathroom and ensuite.

Island bench for the kids to do their homework at while making dinner.

I am sure there's lots more, but trying to keep it to a minimum ... :eek:
 
We are a couple with one 10 year old and have trouble squeezing all our junk into a 4x2 with huge workshop. If we had to downsize this is what we'd want to keep.

Full bath with good size tub plus at least an ensuite
Big bedrooms with built in robes (or I like designs with 2 smaller bedrooms adjoining a common study/play area)
Kitchen/family overlooking where kids would play
Nice outdoor entertaining area
Garden shed (size depending on outdoor area)
Laundry with plenty of storage
Lots of Kitchen storage
Gas cook top or induction
Quality carpets to bedrooms, easy clean tiles or wood to living areas (we love our vinyl plank floor!)
Double garage/car port
Fully fenced
Security system


Interesting what comes to mind first.
 
Thanks guys for all your responses. The key themes coming out for me are plenty of storage and power points.

With heating and cooling you don't think the market would expect reverse cycle ducted? If not we will just put in the ducted heating (the house is in Canberra).
 
If i was building and was putting in ducted heating I would definitely get aircon too.

Our house in Canberra only has ducted heating and I often wish we had cooling as well.... one day.
 
Thanks to all who replied to my original post. We took what you guys said seriously and tried to incorporate as much as we could into the house we were building. It was under offer after the first open home and have since settled.
