small house design cost - Sydney

Any builders in sydney have small home designs? Probably a bit out of demand in todays market but just wondering what cost would be expected to build a brick veneer house of around 105m2 (7x15m) including a single garage comprimising of 3 bedroom + 1 bathroom finished to very basic standards

Just need to find a builder that does custom designs. Get them to do everything from start to finish including the CDC.

Is the land in the Sutherland area?

This is getting close to the size of a granny flat. May be contact a granny flat company?

Try and add a second bathroom - not much on the market these days that is new for a 3 bedroom, one bathroom - try and consider the market you are aiming for in your design (tenants or buyers)

Check out homeworld or other project home sites. Usually plenty to choose from but an ensuite/2nd bathroom or powderroom is pretty standard fare.
