well another update, has turned into a bit of a disaster

got a txt from the builder, saying that he underquoted on the job, and that he is walking out, and that I took advantage of him, I had paid him about 80% as well

looks like a court appearance for both of us,

I also have to weigh up the fact that he still has the keys

Do you have to get council approval for such a substaintial renovation/rebuild like this?

Final Update:
Unfortunately, was unable to get any decent photos because tenant moved in before completion, so have attached best interim photos I had

Was very surprised about how quickly the agent managed to find a tenant, especially in this tough area, and at such a high rent

A fair few hiccups along the way, such as the builder ripping me off and walking out and having to hire another one to fix his mess, and a break in, and the tenant moving in before works were completed, etc. etc.

Final Figures
Purchase Price: $37k
Reno: $33.5k
Rent: $260 pw
