needing advice on Townhouse at Marsfield Sydney

Hi guys.

I am looking for a Townhouse to buy around Marfield, Epping. After a bit of research, I noticed that it is too expensive in Epping. Marfield is more affordable. around $500k for a 2 bedroom Townhouse.

any advice about the following one:

basicly these 2 are in the Eastwood Heights public school catchment area.

by the way, is Eastwood Heights public school a good primary school.

i think Eastwood Heights has a good reputation, but high pressure from the children/parents who want to get into James ruse High.

Check how close the townhouses are to the M2, and whether there is noise.

check strata fees, particularly with the one with a pool.
 
I lived in Marsfield for a number of years. You won't get any traffic noise from the M2 but Talavera rd gets pretty busy during peak hours. it's a convenient location though and macquarie is just around the corner.

my daughter went to eastwood heights from k-2 and i we found it to be a decent primary school.

Had an interest in the area and still get alerts on townhouses for marsfield.
Also when using the search feature in realestate.com also include macquarie park,
north ryde, there is a big overlap of the area.

Was looking to purchase around the uni but got sick of the traffic in the end
It will only get worse with the new Macquarie hospital going ahead and the
new businesses now on the uni grounds and the three tower unit complex
on herring road.
If your not familiar with the area have a drive around in peak hour it can
be from Epping back to Balaclava road in the evenings and stay away from
the uni when its finished for the day.

As for townhouses themselves I have noticed a drop in prices lately, not
much and they seem to stay longer on the market.
Stay away from ones with pools, most are close to $1000 qtr.
The first link you provided seem a reasonable strata.
