NSW Property requirements for tenants

Hi,

I plan to rent my property soon and wondering what requirements are to have it rent ready apart from the usual workings of day to day requirements (e.g. working light bulbs etc)?

I know smoke alarms in corridoors next to bedrooms are required, what else do I need to consider to prepare my property?

  • Working locks
  • Water efficiency measures
  • Deadlocks/window bolts (for insurance)
  • Gates/fences in good order
  • 2 sets keys (generally) + spare for managing agent
 
Really nothing different to the other states. Everything in the property should be n working condition.

A set of keys for EVERY ADULT listed on the property.
 
I also made sure that I kept a full set of keys for myself, do not ever give the agent your last set of keys.

Not even for a lend to get some more cut, get another set cut yourself and give him those.
 
NSW requirements for tenants.

1. Make sure everything is in good working order.

2. Security, ask an insurance company what is the minimum requirements for tenants to ensure their goods.
3.Photos of all appliances.

The property is undergoing a change of use, from a private home to a residential tenancy, no grandfathering of prior compliances

make sure all power points are double at least, does less damage than dozens of double adaptors
building code australia said:
3.7.2.2 Requirements for smoke alarms
  • Smoke alarms must be installed in-
    • Class 1a buildings in accordance with 3.7.2.3; and
    • Class 1b buildings in accordance with 3.7.2.4 and 3.7.2.5.
  • Smoke alarms must comply with AS 3786.
  • Smoke alarms must be connected to the consumer mains power where
    consumer power is supplied to the building.
3.7.2.3 Location - Class 1a buildings
Smoke alarms must be installed in a Class 1a building on or near the ceiling in-
  • any storey containing bedrooms-
    • between each part of the dwelling containing bedrooms and the
      remainder of the dwelling; and
    • where bedrooms are served by a hallway, in that hallway, and
  • any other storey not containing bedrooms.
