Number crunching

Hi

I am relatively new to property investment and am wanting to get my head around 'number crunching' a little more - by which I mean getting more au fait with working out/analysing after tax shortfall/cash rates return/internal rate of return in relation to specific properties

And also doing number crunching in relation to a portfolio as a whole rather than just 1 property

I'd be interested to hear:

a) what software (PIA; spreadsheets etc) people use to do this in a thorough manner? (PIA sounds good but not sure if I really need to fork out $250 odd to do this)

b) what short hand ways people have of doing this in their heads?

Hey guys, does anyone know of a thread that talks about checklists that people use to make sure they make use of all tax deductions and other means to maximise cashflow with their IP's?

for example..
section 221D of the Tax Act - helps you reduce PAYE tax instalments
