Opinion on actions to be taken?

Just thinking, where a tenant seeks approval for a dog, should the pet clause include requirement for tenant to supply and maintain an outside kennel suitable for the animal?

Don'y be silly. The dog sleeps on the sofa in the lounge room and uses the corner behind the TV as a toilet. Tenant cleans mess up every morning.

The dog is pending right now, PM going to formalise the arrangement.

Got a call this morning mentioning that tenant smell a strong gas smell in front of the house , so told PM to send someone urgently. Fingers crossed nothing serious.

If the leak caused by gas piping work by the neighbour previously, can I ask them to reimburse the cost of fixing the pipe?

Pets

You should ask your PM to have the tenant sign a Pet Bond
Here in WA it's $260
This is to cover for potential flea infestation.....;)

The biggest issue is that even clean pooches and kitty cats can attract fleas, and when they leave, the eggs sit in the sand, or on the carpet.....tenant moves out, and when the new tenant moves in, the vibrations of people walking around, hatch the flea eggs, and suddenly everyone is jumping!

Get the pet bond sorted asap.
