Paying rent after lease expires

Are the tenants responsible for paying the rent after they have moved out and the property is not ready to be re-rented because of damage and cleaning issues? I have been told by my PM that they arn't, it seems a bit unfair that we have to sit and wait for the property to be fixed and clean because of the tenants and they aren't in any rush to get it back to the state that it was when we rented it to them. If they had to pay the rent I'm pretty sure it would become more of a priority.
 
Far too much common sense applied Jenko. That's real world thinking, and simply doesn't apply when a Landlord.

Isn't this what your 4 week bond is for, Jenko? And maybe insurance as well if it's really that bad? I hope your PM hasn't given back the bond, might want to check that.
 
The bond pays for any repairs or cleaning but not the loss of rent (I think?). I think my landlord insurance kicks in after a month. But if it takes that long I'll be fixing it and cleaning the place myself.
