Peoples thoughts on Adelaide?

A lot of Gawler has done well, and has STRONG population growth drivers for the future. Yields aren't terribly high for a lot of the area, so not usually prime ground for those chasing cash flow.

Services and infrastructure are struggling in Gawler Proper due to council boundary alignments, which finds a lot of areas such as Hewitt being placed into a regional council's coffers, whilst using the Gawler council services. Driving down Main St can be a nightmare during peak hour these days.
 
So do you think in the short-medium term the outer south will out perform the outer north? Due to the increased infrastructure and potentially less land released for new developments?

I'm not familar with the outer south - is the population growth similar to the north region? I know the south definately doesn't carry as much stimga as the northern areas.

I think the outer north meaning past elizabeth, there is just too much land and too many housing developments. I think north east Para Vista / Hope Valley way would be a better bet although it seems every second or third house is now subdividing out that way.

I am biased towards the south - expressway, new rail, shops, schools, hospital, entertainment, plus some of the best beaches in the state. As far as living for a family the south would have the edge over the north.

Could also try mount barker, that is growing

So if you find something that looks to be a great deal, happy to pay you a finders fee if I end up buying. I will probably already know about any Eliz or recently off Affordable Homes properties though.

Ended up going under the hammer for $350k with what looked like secure long term tennants already living there (they were present at the auction) quite a deal when you consider this as a comparison 'under contract' for $440k:

I have a feeling this auction today will be one of those ones that got away, I was just putting my feelers out and havent finished getting my finances sorted yet so wasn't bidding. Oh well...
 
Valid point, but...

I was just thinking in terms of land value not taking into account the house that was sitting on the block. The gladstone st property is also really close to churchill rd and shares a fenceline with commercial/industrial property so I think that would devalue it.

As for nobody wanting to live in Kilburn, I think that will change in the future. Not too long ago nobody wanted to live in Prospect as it was a mix of run down bungalows and 60's housing trust semi's.
 
why is it Killburn consider undesirable at present? is it because there is a stabling train yard in close proximity? It is close a neighboring a desirable suburb Blair Athol though.

Lots of active HT properties which have a signficant feral'ness. Will probably gentrify over time similar to playford, have seen sell offs of demolished semi land of late. And lots of industrial contaminated land at the north.

As for Blair Athol being desirable, well thats up for debate :)
 
Blair Athol is definitely not a desirable suburb at the moment.

I drove through it parts of it the other day and some streets were quite nice. Nice wide road lined with trees and well maintained properties made it quite presentable. Obviously the further south the better, I'd say Blair athol would be far more desirable than Kilburn but you just have to use the crystal ball a bit for the entire area and look for future opportunities.
 
Both will continue to get better. $350k for 800sqm block with decent house, good buying IMO. Can hold property pretty easy and later when $$$ stack up develop.

Well it was currently rented for $250 pw, so that might need an increase in the near future to help with holding costs. Block was a bit narrow for my liking only 15m frontage, but I guess you could just double stack them.

Moving on, whats going on south of the city lately? sick of the north haha

Hillbank property at Elizabeth prices

A couple houses down the road another sold for 220k. The very bottom 'old' end of Hillbank is quite cheap - completely different to the top of the hill where prices can be 400-600k. That street straddles Main North Rd, so not a huge fan.

Hillbank really is a forgotten area that you don't hear about that much, even Craigmore/Blakeview gets a lot more of a mention.
