I raised my rent $10 in July to $390pw and have just secured a new tenant at $420pw prior to old tenants moving out in Sept. Had a choice of 4 applications.

Property in Halls Head.

Those tenants can't add up $390 + $10 is $400, not $420 p/w ;)

In situations when markets are tight, I usually just move on to search for and invest in another property. If I am intent on investing in a certain area, I just stick to the area but wait for the next batch of properties to pop up.

It can be really annoying when you try and make offers or research about a property to find that its already under contract or under offer, and it happens frequently. I've faced this problem a number of times myself. Just remember that more properties do come available, but it helps to be prepared so that you have done alot of the background research already, and your finances are in order, so you can make an offer and grab a property quickly.

It's far from exciting! I settled for average. I missed out on some good deals as 'life' got in the way, you needed to be on the ball and some inexperienced RE Agents along the way didn't help either. I'm not too fussed as something is better than nothing. Banks appear to be loosening credit (a little too late). Rents appear to have risen further in the area I am looking at, and interest rates have dropped but the time to buy in Perth was late last year, early this year, to catch the full wave. Plenty more opportunities if you stay dedicated. It has been a great learning experience to be really tactful also.

I also just settled and we are renovating, however we missed out on the most amazing deal, "the fish that got away" so to speak.

It was out of town RE agent who underquoted a property by at least $70K, it was gone within hours. I have come to realise the out of town RE agents are an investors best friend as I have seen this happen a number of times now, just gotta be quick though.

I took a break from looking for places in perth because i was so frustrated but am now ready to look again. Am willing to broaden my locations now.
Am interested to your opinions on 2 b apartments in wembley and bayswater (i don't mind maylands/inglewood so presume bayswater will flow on from there)
looking for a 2bedder for under 300k with good yield.
 
I'm not a huge fan of Wembley - I feel there are far too many apartments there which dilutes the market. I would prefer Bayswater
