Marisa purchased 8 properties in the US at $1.10. How is that for timing and foresight?

Those gross yields of 20% have now been blow out of the water with our dollar dropping. I was planning to sell them all, but there is no way I can get anywhere close to the returns in Oz.
 
I wonder where the smart money are now?

Very strange at the moment. I guess I will just finish the projects I have and see what happens over the next 12 months.

Just thinking of sitting on my hands for a while just to see what the markets do, so weird at the moment, my gut tells me all the markets will slow down this year.
 
Did anyone know about the $57mil Scarborough redevelopment before it hit the news? If so how did you find out?

I have a twitter account and I use www.feedly.com with RSS feeds to filter all the news relating to the property market and this never appeared. Even with my selective twitter following and good RSS feeds I still get 95% of my news as junk .

Specifically looking for announcements about new developments such as new train stations, shopping centre expansions and new zoning laws etc before its public knowledge.

Bzzzt incorrect. Have a look at the plans, the improvement in public spaces alongside zoning changes and hopefully mra being pretty stringent on what gets biota will have a pretty big impact on the area. They've learnt a hell of a lot from their epra mess, both william street and cultural centre in nb have been greatly improved without spending huge amounts

Who mentioned the old food hall? Firstly that is not on william street or in cultural centre which I referenced. Secondly that was a city of perth initiative and have nothing to do with mra. Thirdly it actually has been quite a success and you see many people of all ages using it at different times of the day, which is exactly what the local govt wanted to help clean up northbridges image. It's one example of where many smaller initiatives done right ca have a massive impact instead of aiming for a masterstroke.
 
ok i thought you meant that patch of lawn in the centre of northbridge. not sure what the 'northbridge cutural centre' is then, google returns no results... the paved area up near the museum perhaps? hopefully not

Yep, was on facebook, there are a couple Scarborough Community pages that keep you updated on proposed developments and such.

Also where I found out about which new bars were due to open.

My new years resolution was deleting facebook though, so cant direct link you.
 
Tano, this has been in and out of the news since mid 2012. I was hoping that surely they couldn't stuff up Scarborough again, it has been a eyesore for the last 20 years. I have been seriously impressed with the MRA over the last couple of years with other projects and as soon as I heard they were taking over the redevelopment of Scarborough in conjunction with the Stirling council I punched the air.

$57 million for the redevelopment ($30 mill state+$27mill council), an extra $26 million state government has given City of Stirling that COS have allocated for a new pool and a private business $50 million Observation City upgrade that is nearing completion. The MRA is also relying on further private investment to complement their vision by releasing these plans.

After waiting for their community consultation and now the released draft plans I believe they have got it right, can't wait for work to start mid year. Mr Day mentioning provisions for light rail (ok it might be 2050 before it happens but at least they are talking about it) only adds to the vision. If only half of what is mentioned happens I'll be stoked.

After years and years of inner city suburb transformation in areas like Leederville, Maylands, Mount Lawley, Northbridge and North Perth I believe that more of us maybe heading to the coast again. Redevelopment occurring at City Beach, Scarborough, Trigg Island and Marmion research centre. What was old and un-fashionable is now the new thing. Everything works in cycles as we all know.

As Sanj said the transformation of the Perth cultural centre and the whole of Northbridge really is amazing. Family movie nights on the outside cinema, winter wonderland, upcoming fringe festival to name only a couple of initiatives has all led to a great place to hang up and meet with friends. Northbridge used to be in the news every weekend for all the wrong reasons now it is only every month or two something negative comes out. With the Perth City Link (WOW!!!!) and China town upgrades I believe it will only make this area a better place to visit and socialise.

MRA also doing the Subi (it needs it badly) and Midland revitalisation projects, Riverside and Claise Brook Village along with East Perth power station.

If the MRA announce a new area to target and you have investments in that area then start reading and doing some DD as I believe they will value add to your purchases.

Myself and most of my friends used to go to Melbourne and Sydney a few times a year for races/bars/sporting events.

We all concluded late last year we are wasting our money on airfares. Perth now has the cool small bars, the nice restaurants (both upmarket and cheap eats) and Super Saturday is as good as racing can really be.

Hooray for Perth I say.
 
I totally agree Boeman. Having been to Melbourne and Sydney on more than 20 or so times over the last 10 years I used to come back and bemoan the lack of caf?s, bars, restaurants, people traffic in the CBD after 5pm. Not anymore, I am very proud of the transformation Perth has and continues to go through. Every week there is a new place that pops up (Bread and Common in Freo anyone??). It is great to see this once in a generation opportunity not being squandered but utilised to make Perth a desirable destination for locals and travellers.

I haven't even mentioned the new 1 billion dollar (yes $1,000,000,000) stadium being built with walking bridges across the Swan River. The recent completion of the 1 billion dollar Fiona Stanley Hospital.

The new Crown Casino transformation, ELIZABETH QUAY (omg), construction of the underground Forrestfield train link to the airport, construction of the new $500 million dollar museum. And the jewel in the crown in my opinion the MAX light rail linking North, West and East Perth through the inner suburbs. Devastated when they put this off till 2017, fingers crossed this goes ahead as I truly believe this will change Perth forever. Everyone who has been to Melbourne loves the sight of a tram travelling through the city.

People need to know that Perth isn't just an iron ore hub anymore. We are just lucky to provide an even more diversified number of industries and services (public and private) than those found in Melbourne and Sydney. Perth is never going to be as big and able to compete with the big 2, however Perth has grown up a lot in the last 5 years and definitely worth a look.
 
With 2.5% 10 year government bonds and inflation running at 2.3% they can build these for practically nothing.

I have a pretty good feeling that oil will not be $40 barrel and iron ore $70 in 10 years time. Remember we are human beings we always want to build bigger and better. This has been happening since the dawn of time and will not stop ever.

Mrdobalina will you be buying a new car, going on a holiday or building a bigger home or extension in the next 10 years?? If not you will be putting it into shares which is investing in companies that build bigger and better. If not you will be increasing your savings which is what a lot of Aussies have been doing since 2009 which means they have more money to spend when this tide turns back to the positive.

The cup is half full brother :)
