PPOR - Building Inspection before sellling?

Hi

Our family home (in Sydney) was built in 1948 and now we're thinking of selling.

In view of the age of the house and to avoid any unexpected surprises during the selling process, we're thinking of having a building inspection done now.

Has anyone else done this before selling?

Do it but don't tell your real estate agent. Then, if it's good, show it to your potential buyers. If it's bad, don't show anyone and hope some idiot takes on the problem. Once you tell your agent they may be obligated to tell any potential purchasers - so avoid it at all costs.
 
We have lived in our PPOR since 1979, and always thought that when we come to sell we would get a building report first so there were no nasty surprises for us. If anything showed up we would have the opportunity to correct it rather than have a panic during a contract.

if thats the case wouldnt you want to do it while your living there so you know its not going to fall on your head..??

sounds like a good idea tho as any regular buyer would accept it
but the good buyers would be wondering why you got one done...? and would probably get there own done again

imo it would be smarter if everyone selling a house done this as then all the serious buyers wouldnt need to get one done each
