From a lending perspective you can lend in a company name if all the directors give guarantees, which might make this set up a bit cumbersom with more than 5 or 6 investors.
Obviously without lending the ROI for the property investment company might not look that crash hot, so its usually property syndicates that do this sort of thing. A company is formed for each property purchase, naming those investors in each property as directors/members of the syndicate.
