I will be looking more into this trust thing I think.

as far as lawsuit goes I think if the letter from the council arrives it will make a lot more people's heads pop up looking for answers.

There should be some accountability, it's not an ideal world unfortunately and I suspect the sales people are likely to have some strong disclaimers. Hopefully it works out for you, interested in how you fare with the council, good luck and sometimes the knocks can lead to much larger good fortune after the experience!
